Neuhoff District, within Nashville’s Germantown neighborhood, has emerged as an urban micro-neighborhood providing Nashville’s visitors and residents with a new, vibrant part of the city to dine in, shop, work and reside in. It is also excellent for exploring the area’s new architecture and terrain.
This former historic and industrial area now spans approximately 1.3 million square feet of redeveloped structures and new, modern buildings, a mixed-use development that includes offices, residential and retail spaces, and cultural venues. The new public access to the Cumberland River front is an ongoing project that has become quite popular, and a repurposed meat packing company, which had been abandoned for the past five decades, now sits on the bluff of the river, an attention-getting structure that is the centerpiece of the 14-acre development.
New York-based S9 Architecture firm created the master plan for the Neuhoff development and designed all the new and existing structures, as well as crafting the interiors of all public spaces up to the design development phase.
The design ethos, starting from the master plan, aimed to create a series of interconnected places to integrate into the existing neighborhood, while encouraging exploration for residents, visitors professional photographers, artists and design aficionados.
The renovated meat packing factory stands as the focal point of the district, facing the river bluff overlook. The new buildings surrounding it form a modern industrial village prioritizing pedestrian-friendly environments with shared streets and structured parking relegated to the site periphery.
The Neuhoff site design draws directly from the site’s industrial heritage and its unique position within Nashville’s Germantown neighborhood, quite different yet very accessible.
Neuhoff’s past offered a rich history with many existing concrete and historic brick structures. The area’s layered history and evolution informed the approach to stabilize and reinterpret the older buildings as “urban ruins” — preserving the site’s authentic character while setting the stage for new and modern structures.
While embracing the site’s previous conditions, S9 Architecture incorporated worn masonry walls, exposed structural systems and layered industrial textures as authentic design elements. New buildings and public spaces were conceived using materials, shapes and colors drawn from the surrounding industrial fabric, creating a cohesive sense of place that feels both contemporary and deeply rooted in its history.
The steep river bluff and proximity to Germantown’s own historic fabric further guided designers, inspiring a network of terraced courtyards, catwalks and public spaces merging the industrial look with the cozy intimacy of a small village.
Equally influential was Neuhoff’s relationship to its surroundings, the lively Germantown community and nearby Cumberland River. For decades, the area had separated itself between the neighborhood and riverfront. The designers mended this divide by reestablishing pedestrian connections and reorienting the site toward the river, weaving the sites together.
Presently, a group of new dining venues have attracted local Nashville residents and U.S. tourists, with international visitors discovering the area as well. Some culinary openings include Babychan, with espresso drinks and fresh-baked delicacies; Close Company, offering a cocktail bar and unique snacks; and Fishmonger, with lobster rolls, blackened grouper sandwiches and other dishes. Other dining spots include E+Rose café; Mas Tacos Tambien food truck; and Monday Night Preservation Co., an indoor/outdoor tap bar.
The first five new buildings opened in 2024 and 2025. The next phase, not yet begun, will entail construction of a second tower and the conversion of an industrial building into a boutique hotel. A third phase will include additional low-rise office and residential buildings. Work on converting smaller historic buildings continues by private developers.
