This summer, a landmark Flatiron building in San Francisco will be reborn as San Francisco Proper Hotel, the first luxury-lifestyle property in the city to open in more than a decade.
The hotel’s neighborhood boasts a storied past. Once a hideaway for high society at the crossroads of Deco glam and dive bars, the district fell into disrepair. As decades passed, the neighborhood experienced a renaissance, which the new hotel perfectly symbolizes.
The San Francisco Proper Hotel embodies the iconic city, situated among cutting-edge tech companies, theaters, museums, galleries and upscale residences.
From the outside in, every detail of the landmark building has been preserved and improved upon rather than replaced. The building’s worn facade has been stripped away to reveal a Beaux-Art style, and local artisans restored the historic lobby.
“While carefully preserving the original elements of this classified landmark, we looked to bring something new to San Francisco by collaging a reimagining of past, present and future,” said Kelly Wearstler, interior designer, The Kor Group. “The spirit of pre-modernist European influence, hand-selected vintage furnishings, and works by local artists are all part of the warm, inviting design mix.”
The hotel’s 131 guestrooms combine a downtown San Francisco vibe and old-school French and Italian style. Amenities include Aesop bath products, Vifa speakers, Aireloom mattresses and Bellino linens.
James Beard Award-nominated executive chef Jason Franey oversees the culinary offerings at Proper, marking his return to the city that launched his career. Four distinctive dining concepts will be employed at the hotel’s indoor and outdoor spaces, including the rooftop terrace.

It was known as the “Kai Tak heart attack” — the thrilling, terrifying final approach into Hong Kong’s Kai Tak Airport. Airliners were required to bank sharply at the last moment, dodging hills and apartment blocks to line up with a runway jutting out into Kowloon Bay. The airport is long gone, but international visitors are arriving at Kai Tak again, albeit more sedately. Their cruise ships dock smoothly at Kai Tak Cruise Terminal, a modern gateway designed by Sir Norman Foster.
