Breakwater Inn, one of Kennebunkport, Maine’s, historic and most beloved ocean-view hotels, reopened this past July following a complete renovation of its harborside guestrooms and debut of a brand-new restaurant and bar.

The project was undertaken by the same creators of other popular Maine hospitality venues, including Mabel’s Lobster Claw, Robert’s Maine Grill, Bob’s Clam Shack and The Maine Catch, venues frequented by Martha Stewart, Seth Rogen and countless other celebrities, especially between May and October. The Breakwater Inn, however, is open year-round.

Located at the picturesque point where the Kennebunk River feeds into the Atlantic Ocean, the 35-room boutique hotel seamlessly blends its original 1880s cottage architecture with contemporary comfort and style. The recently completed renovation, with interior design by Christina Hawkes of esteemed local firm Hurlbutt Designs, has refreshed each guestroom in the 15-unit Harbor Building, while carefully preserving the property’s historic charm and maritime character. The original Inn Building, featuring 20 spacious waterfront guestrooms, most with private decks, has also been refreshed and continues to offer guests an authentic glimpse into Maine’s coastal heritage.

All Breakwater Inn’s rooms combine classic nautical style, with water views and modern comfort, and all feature beautiful furnishings, lovely color palettes, and classically styled fabrics. Each private bath includes Bethel White stone vanities, silk and terry spa-style robes, and fine bath amenities by Gilchrist and Soames. The spacious Waterside Cottage features a deep-soaking whirlpool and panoramic water views. The lobby showcases contemporary wood floors and glass doors opening to a deck and lawn along the coast, presenting a view for guests to watch lobster boats come in from their day at sea.

The inn’s new signature restaurant, Port Fish & Chophouse, opens daily for bar and dinner service, showcasing a happy hour menu of appetizers and drinks to enjoy alfresco from 3 to 5 p.m., and local seafood alongside the finest cuts of meat for dinner from 5 p.m. The longtime favorite location for happy hour features dishes such as Oyster Mary’s with vodka, tomato, tabasco and lemon, a mini charcuterie board, and pork-belly skewers. Highlights of the dinner menu include Maine mussels, shrimp al Ajillo, brown butter halibut, a wagyu burger and, of course, lobster served in a variety of ways.

The new Tin Bar, opened in July, is located on the ground level of Breakwater Inn and features a unique menu of tinned fish, appetizers, classic cocktails, and international and domestic beers. Mabel’s Pantry, the new breakfast restaurant, is open to the public from 7 a.m. to 11 a.m., and located directly across the street from Breakwater Inn. It offers morning favorites such as eggs benedict, avocado toast, buttermilk pancakes, and fresh fruit bowl with mint in a charming waterfront setting.

The Breakwater provides a beautiful environment for weddings and special events. The inn offers various indoor and outdoor seating plans with event rooms, buyout options, multiple bars and tented setups for up to 150 guests, making it an ideal location for celebrations against the backdrop of Maine’s coastline.

The entire Breakwater Inn complex is open year-round. Accommodations include the Inn Building, Harbor Building, Waterside Cottage and Mabels House (11 rooms), with a separate space known as Cove Side (one room).

Adirondack chairs on the waterfront lawn allow guests to soak in the views of the cove from sunrise to sunset. Located on a quiet street outside of downtown Kennebunkport, guests can stroll into town to explore the cafés, art galleries and upscale boutiques of Dock Square or follow Parsons Way as it trails Ocean Avenue along the craggy shoreline of the Atlantic.

High-Spirited Hong Kong: The Dynamic Hub Embraces Its Maritime History and Culture

It was known as the “Kai Tak heart attack” — the thrilling, terrifying final approach into Hong Kong’s Kai Tak Airport. Airliners were required to bank sharply at the last moment, dodging hills and apartment blocks to line up with a runway jutting out into Kowloon Bay. The airport is long gone, but international visitors are arriving at Kai Tak again, albeit more sedately. Their cruise ships dock smoothly at Kai Tak Cruise Terminal, a modern gateway designed by Sir Norman Foster.

The value of a destination is no longer defined solely by infrastructure, efficiency or scale. Increasingly, it is measured by a city’s ability to balance productivity with well-being — creating opportunities for focus, restoration and more meaningful connections.
