Airbnb is a popular way for renters and homeowners to ease the burden of living in an expensive city like New York and San Francisco. But in New York, state legislators are working on a bill that would prevent Airbnb hosts from advertising available units unless they meet the requirements of a 2010 hotel law that requires New York lodgings to rent out their units for more than 30 days.

If the law passes, New York will be the first state to do so, reports The New York Daily News.

“What this bill is targeting is people or companies with multiple listings,” Linda Rosenthal, the bill’s sponsor, told the Daily News. “There are so many units held by commercial operators, not individual tenants. They are bad actors who horde multiple units, driving up the cost of housing around them and across the city.”

If passed, the law would require landlords in New York to notify their tenants of the risks of short-term rentals, and violators would face fines of up to $7,500 per violation.

An Airbnb spokesman criticized the measure, saying, “We should be working on some common-sense changes that help middle-class families who share the home in which they live and depend on Airbnb to pay the bills.”
