Ennismore and partner Cain International are expecting to reopen the well-known Delano Miami Beach hotel in 2025 after completing a full renovation.

Since 1947, the striking Art Deco façade of the original Delano Miami Beach has stood as visual eye candy celebrating Miami’s trendy Art Deco and mid-Miami architectural style. In the 1990s, the Collins Avenue landmark underwent a complete renovation, overseen by noted hotelier Ian Schrager and world-famous designer Philippe Starck. The result sent Miami’s hospitality industry into overdrive, with V.I.P. sightings everywhere from South Beach to North Miami, and then to the city’s Design District in the early 2000s.
Widely recognized for reshaping luxury lifestyle hospitality venues, the Delano brand is known for trading traditional 5-star opulence for a contemporary elegance that is equally captivating, becoming an urban resort with loyal clientele. When the new Delano reopens in Miami Beach this year, guests will be swept into the resort through a veil of billowing white curtains that will open out into bright, Delano-white public spaces created by soft minimalism and the interplay between dark and light.

The recreated Delano will include 171 guestrooms and suites, including poolside bungalow suites and penthouse suites with custom lighting and furnishings. It will also provide guests with traditional Delano brand signatures, including a new take on the classic Apple a Day amenity, which will charm guests with a beautifully crafted, apple-shaped glass vessel filled with curated treats. Taking advantage of the resort’s prime beachfront location, oversized windows and terraces offer dazzling views of the Miami skyline or the Atlantic Ocean.
Delano Miami Beach will be home to four distinctive restaurant and bar concepts, including a reimagination of the iconic Rose Bar, which once played host to Hollywood royalty and the who’s who of Miami society. The new Delano will feature curated retail space, exclusive spaces for events and meetings, and a state-of-the-art wellness studio and spa offering an array of cutting-edge treatments. Delano’s long-time devotees will be delighted to rediscover the legendary ground-floor pool, joined by a new beachfront amenity deck and a second pool on the fourth floor.

The property has not forgotten its Art Deco roots, with careful preservation of key historical features to ensure the hotel’s history is seamlessly integrated with its modern elegance. The original vertical paint bands and terrazzo flooring will be reinstated, while the Delano logo and the lobby’s hexagonal columns are being restored. The mezzanine bridge will be designed to maintain views of the pool and gardens. The new Delano Miami Beach is being designed by ELASTIC Architects in collaboration with Ennismore’s in-house design team.

Today, together with our partner Cain, we continue the iconic Delano story, not only with the opening of Delano Dubai in October but with the reopening of the brand’s flagship property in Miami Beach. The reopening of the new Delano Miami Beach comes as the partnership also celebrates the opening of the new Delano Dubai, introducing the Delano brand to a new destination and continuing its global expansion.

ARRIVAL/CHECK-IN: The hotel was designed to blend into the New York City landscape, specifically the Chelsea Flower District on which the property sits. The iconic neon purple Moxy sign, however, beckoned to me, where I was first met with an airy atrium paying homage to the hotel’s location with vibrant plastic flowers adorning a vintage-looking floral stand. It offered the perfect photo opportunity, and I was told the installation changes regularly. While the lobby is more of a small room with check-in desks, it’s seamless, efficient and easy to navigate. The check-in desks alone are unique, hanging by dark pipes from the ceiling, swaying ever so slightly.
