Jointly founded by Bound and Beyond, a new Thai-based hospitality investment firm, and Cloud Collective, a family-owned outdoor hospitality specialist revolutionizing “light footprint” developments, KAIA has considerable global expansion plans, beginning with the debut of its first resort on Koh Phangan island in Thailand in late 2025.

Located on the northeastern coast of the island, surrounded by protected national forest and just a 30-minute speedboat trip from Koh Samui, it will be home to 31 888-square-foot, private tented suites, each with uninterrupted ocean views, spacious outdoor decking with a bathtub, a four-poster draped bed overlooking the Gulf of Thailand, a teak-paneled shower and private bathroom, and its own pantry filled with resort-created nutritious delicacies. The resort will also be home to four 2,669-square-foot tented villas, each with its own private pool.
The clubhouse serves as the heart of the resort, featuring excellent dining, a serene outdoor infinity pool with jungle and ocean views, and a chic beach club venue.

Inspired by traditional Thai craftsmanship, KAIA’s structures embrace natural materials, passive cooling and open-air living, creating a seamless connection between guests and the environment. All resorts will be single-use plastic-free, filter water from the ground for drinking and use biodegradable packaging.

At KAIA, culinary experiences reflect place, season and time, with menus shifting and evolving on both a seasonal and daily basis. Cooking at KAIA revolves around fire, the most primal and instinctive way to cook. Whether it is charred over an open flame, slow-roasted in embers or kissed by smoke, every dish carries the depth and warmth of fire.
Meat and seafood are present on menus, but used with intention, complementing rather than dominating the plate, with fruits, vegetables and grains playing a leading role. KAIA Koh Phangan is home to its own organic farm and beehive honey production, and works with local fishers and farmers who practice ethical, low-impact farming. KAIA Koh Phangan will also welcome a serene outdoor infinity pool area surrounded by lush jungle with sweeping ocean views, as well as a stylish beach club venue.
Bookings are not online yet, but according to management, the KAIA website will be updated with reservations information as soon as it becomes available.
